Position Objective
The Building Executive is responsible for providing leadership and management, overseeing the day-to-day operations of property management to ensure efficient and effective property maintenance and operations.
Job Responsibilities:
- Operational Coordination: Coordinate and oversee day-to-day operations and maintenance duties/activities with the maintenance team, contractors, subcontractors, and suppliers.
- Record Maintenance: Maintain accurate records of all maintenance and repair tasks.
- Liaison Assistance: Assist the property manager in liaising between various parties, including suppliers, service providers, and local authorities.
- Regular Inspections: Inspect the grounds, common facilities, and buildings on a regular basis to ensure proper maintenance and functionality.
- Complaint Management: Address and resolve complaints related to operational matters from owners and tenants.
- System Compliance: Ensure that building operation systems are fully implemented and adhered to.
- Emergency Procedures: Assist the property manager in developing and implementing emergency evacuation procedures for the building.
- Reporting: Submit daily and monthly reports to the property manager on the operation of the building, highlighting defects or problems requiring attention.
- License Monitoring: Monitor and ensure all licenses are renewed on or before their due dates.
- House Rules Enforcement: Assist the property manager in devising house rules for the building and ensure compliance by all owners.
- Inventory Management: Be responsible for keeping an updated stock inventory of maintenance tools, electrical items, parts, and consumables.
- On-Site Presence: Be on-site as needed, including outside regular hours, to address any immediate issues.
- Additional Duties: Perform other duties as assigned by the property manager.
- Facility Maintenance: Ensure common areas, facilities, and equipment are well-maintained and in good working condition.
- Regulatory Awareness: Stay updated on relevant laws and regulations, including the Strata Management Act 757.
Job Type: Full-time
Pay: From RM3,500.00 per month
