OPERATIONS AND MAINTENANCE (O&M)

  • Ensure possession of valid Chargeman licences, the certificate of which is to be attached to the Client’s premise
  • Conduct daily routine inspection to ensure facility remains in good order, including flags
  • Responsible for completing maintenance tasks to repair appliances and preserve the quality of a facility as per TFM QR code request for Maintenance.
  • Extended the maintenance task to others dealers outside area if requested by Client.
  • Duties include conducting routine maintenance checks, delegating tasks among the maintenance team.
  • Performing quality checks on lighting, wiring system, HVAC, firefighting system, water tank and supplies, air conditioning, plumbing, electrical systems, pest control monitoring and etc .
  • Checking and responding to security and safety issues.
  • Testing and recommending new maintenance products if any.
  • Coordinates deliveries and monitor vendors and Suppliers for building maintenance and renovation within the premises.
  • Monitor performance of outsourced vendors. Verify that works are done per contract and buy-off service logs.
  • Carry out minor corrective or containment actions (fix doorknobs/locks, floor tapes, minor floor repairs, touch up painting, seal minor leaks, wiring works, inspection of electrical systems, clogged drain, leakage vents, minor damaged wall etc).
  • Advise Client on any rectification activities that may be required.
  • Monitor and update on progress of fit-out activities by external contractors appointed by Client.
  • Assist Client with any festive decoration activities as requested on an ad-hoc basis.
  • Provide emergency response during off-office hours and Public Holidays on an “as-need” basis.
  • Periodically roof inspection to identify any leakage or other problems.

ADMINISTRATION

  • Develop and track Master PM Schedule of servicing works by external vendors
  • Develop and maintain spare parts inventory
  • Daily briefing with Client on matters related to facility Operations and Maintenance
  • Update Client weekly on status and Corrective Action progress of items (1) to (3) above
  • Coordinate with Client’s Security Team to pre-approve work permits
  • Process owner of utility room keys
  • Keeping documents of inspections (Service reports and delivery order) and highlight any problems to Facility Manager
  • Collaborate with HQ counterparts for ordering supplies, handling records and scheduling maintenance
  • Support on critical thinking and problem-solving skills for fixing maintenance issues
