1. Leasing Planning- Monitoring and keep abreast on market trends in the rental segment to enhance overall mall performance.
- Identifying new leasable areas including shops, kiosk and office space to achieve optimum rental revenue.
- Monitoring tenant’s sales performance and identifying the most performing and low performance tenant to assist when necessary.
- Participating in formulating lease strategies and implementing overall leasing plan.
- Identify suitable lot for tenant’s relocation or expansion exercise to enhance tenancy mix placement to improve sales performance
- Negotiating and completig the renewal exercise for the existing tenant and following up on the acceptance in order to retain healthy occupancy rate and achieve the budgetteed rent.
- Keeping track on market trend and to constantly conduct market research to ensure the tenancy mix of the mall is relevant.
2. Operation- Implement leasing plans for the mall under the supervision of the Head Of Department to ensure all available space is leased in a timely and effective manner.
- Managing tenants’ complaints for first floor and office tenants and coordinate with relevant department to ensure smooth operations.
- Coordinating with Tenancy Admin team on renewing Letter of Offer, Tenancy Agreement and Supplemental Agreement and other related leasing documents to ensure accuracy and in comply with company procedures.
- Collecting monthly sales report when IT is required for tenant performance analyzation.
- Liasing with Fit Out Department/ Building Services on tenant’s fit out and operations matters. This includes collecting of drawings from Tenant and coordinating meeting with Tenants that related to Fit Out (renovation/reinstatement) and Building Services for other operation matters incompliance with company procedure to ensure the operation runs effectively.
- Liaising with Credit Control Department on tenant’s Finance matters and to assist in collection of payment of the outstanding arrears (when necessary).
- Liaising with Advertising & Promotions Department in coordinating Tenant’s promotion/ event enquiries and assistance on marketing tools to ensure smooth execution and communication between inter-department and the tenant.
- Guiding and assist Tenant Admin team when necessary.
- Constantly upgrading the tenant mix selection in the mall and managing tenants in proactive manner to ensure the healthy occupancy.
3. Reports and Administrations- Preparing and updating NAPIC report on quarterly basis.
- Preparing, coordinating and executing the leasing related documents eg. Capex memo, approval form and other activities (collection of deposits and charges, handover of lots/kiosks) to ensure the compliance of leasing procedures.
- Preparing and analyzing tenant’s performance, prepare and execute renewal approval form in complied with the set of procedure.
- Updating the occupancy reports for first floor and office lots on quarterly basis.
