Job Description: Assistant Building Executive Location: Nilai Impian Employment Type: Contract About the Employer The Management Corporation (MC) was officially established in June 2024. Since its formation, the MC has taken full control of the property’s operations, enabling a more flexible and efficient approach to managing the condominium compared to the previous Joint Management Body (JMB). With the establishment of the MC, the organization can independently organize and restructure its operations, allowing for greater autonomy in decision-making. This includes the ability to hire its own staff directly, ensuring a focused and dedicated team without the need for third-party agents or additional fees. Staff salaries are paid directly by the MC, reflecting the organization’s commitment to streamlined and cost-effective management. By joining the team, you will be part of a dynamic organization dedicated to providing high-quality service and maintaining a harmonious living environment for residents. Key Responsibilities 1. Property Operations: -Oversee the day-to-day operations of the condominium, including security, maintenance, and cleanliness. -Coordinate with service providers and the in-house team to ensure timely completion of maintenance and repair work. -Conduct regular property inspections to identify and address maintenance issues. -Assist in daily deliverables to provide excellent service to residents and clients. -Support ad hoc projects as assigned by the Management Corporation. 2. Resident Relations: -Build and maintain positive relationships with residents, addressing their concerns promptly to ensure a high level of satisfaction. -Handle complaints related to daily operations and common area defects from owners, tenants, and residents. 3. Compliance and Safety: -Ensure the completion and submission of daily, weekly, and monthly checklists to the Management Corporation. -Ensure all property operations comply with local regulations and safety standards. -Implement and enforce property rules and regulations to maintain a secure and harmonious living environment. 4. Financial Management: -Assist in budget preparation and financial planning for property operations. -Monitor and control property-related expenses to ensure alignment with budgetary constraints. 5. Reporting and Communication: -Conduct regular meetings with the Management Corporation to discuss property operations, updates, and concerns. -Prepare and present detailed reports on property activities, maintenance status, and financial performance to the Management Corporation. Qualifications and Requirements: 1. Possess at least Bachelor's Degree, Post Graduate Diploma, or Professional Degree in any field. 2. A minimum of 1 year of working experience in property management, preferably in low-density residential buildings. 3. Proficiency in Bahasa Malaysia and English is required. 4. Strong knowledge of local property laws and regulations, including the Strata Act; experience in Tribunal cases is an advantage. 5. Excellent communication and interpersonal skills. 6. Ability to coordinate and manage service providers and in-house teams effectively. 7. Capable of managing and prioritizing multiple tasks efficiently. 8. Familiarity with payment processing, record-keeping, and financial reporting.
