Assistant Manager / Senior Executive Sales Admin (Property)
Job Responsibilities
· Keyed-in all unit nos. together with the particulars in the system for new project, i.e. title no, type, build-up/ land area, etc ;
· Preparing checklist for Sale and Purchase Agreement (“SPA”) & Memorandum of Transfer (“MOT”)
· To assist in obtaining TN’s execution of Sale and Purchase Agreement;
· To prepare letter to forward documents to PKNP for their execution;
· To prepare letter returning the duly executed documents to the respective solicitors for stamping;
· Issuance of Credit Note (CN) for Rebate/Promotion (if any) and obtaining TN’s execution;
· Update the SPA date in the system upon received stamped SPA from solicitors;
· To make sure soft copy of SPA received from the respective solicitors;
· To assist the sales team to follow-up with the purchaser(s) and solicitors in regards of execution of the SPA, balance of the 1st 10% & applying loan;
· Sent out reminders to the purchaser(s) if SPA unexecuted.
· After received file from Sales Dept.;-
· Processing progress billing/ invoices upon received Architect Certificate from Project Dept. and received file from Sales & Marketing Dept.;
· To follow-up on progress billings/ invoices, collection within a stipulated timeframe
· Chase overdue progress billings/ invoices by telephone & email;
· Issuance of Credit Note (CN) for rebate/ promotion (if any) and obtaining TN’s execution;
· Preparing official receipt/ redemption repayment upon received payment from the purchasers and end-financiers;
· To prepare Letter of Undertaking and Confirmation to loan solicitors and end-financiers
· To manage the process of loan documentations, including liaising with Purchaser, solicitors and end-financiers
· Issuance of Payment Requisition (PR) for legal fees, quit rent & assessment, etc. (if any);
· Providing any report as and when required by superior
· Dealing with internal queries about payments and ensuring customers pay on time.
· Other duties as delegated from time to time by the superior in their absence.
