Job Type: Full-time

We are seeking a highly skilled and experienced Complex Manager to lead the operations and management of a premier Strata Mall/Complex/Integrated Mixed Development. As the Complex Manager, you will be responsible for overseeing the smooth day-to-day operations of the complex while ensuring the highest standards in tenant relations, facility management, marketing, and financial performance. This role requires a dynamic leader who can effectively navigate the complexities of managing multiple property owners and ensure a seamless shopping experience for all stakeholders.

· Complex/Mall Operations & Facility Management:

· Oversee the daily operations, ensuring cleanliness, safety, and efficiency.

· Manage services including facility maintenance, security, housekeeping, and parking.

· Ensure compliance with Malaysian safety regulations, fire codes, and health standards.

· Collaborate with Joint Management Body (JMB) / Management Corporation (MC) to resolve operational issues.

· Implement cost-effective building maintenance solutions and sustainability practices.

· Address emergency situations such as security incidents or equipment breakdowns.

Strata Management & Stakeholder Coordination:

o Serve as the primary liaison between strata owners, tenants, JMB/MC, and authorities.

o Navigate the complexities of managing multiple strata-titled property owners with diverse interests.

o Ensure compliance with the Strata Management Act 2013 (SMA 2013) and other property laws.

o Attend JMB/MC meetings, presenting reports and addressing concerns from strata owners.

o Resolve conflicts and disputes diplomatically between strata owners and tenants.

Tenant & Lease Management:

o Build and maintain strong relationships with tenants to ensure high occupancy rates and satisfaction.

o Oversee lease agreements, renewals, and rental negotiations while balancing strata owner interests.

o Ensure a balanced tenant mix to enhance footfall and engagement.

o Support tenants with business growth strategies, promotions, and customer engagement initiatives.

o Mediate tenant concerns and disputes when necessary.

Marketing, Community Engagement & Footfall Growth:

o Develop and implement innovative marketing strategies to attract shoppers and increase visibility.

o Organise events, seasonal promotions, and brand partnerships to drive traffic.

o Engage with the local community to understand their needs and shopping preferences.

o Leverage digital marketing, social media, and loyalty programs to increase customer retention.

o Collaborate with strata owners to enhance the mall’s long-term branding and market positioning.

Financial & Budget Management:

o Oversee the mall’s financial performance, including rental income and operational expenses.

o Ensure transparency in financial reporting to stakeholders, particularly JMB/MC and strata owners.

o Manage service charges, sinking funds, and financial contributions from strata owners.

o Control operational costs while maximising profitability for tenants and owners.

o Provide periodic financial reports and strategic recommendations.

· Team Leadership & Compliance Management:

o Lead and supervise the operational team, including security, maintenance, and leasing staff.

o Ensure compliance with government regulations, licensing, and safety standards.

o Coordinate with local authorities for necessary approvals and compliance matters.

o Foster teamwork and professionalism within the management team.

Qualifications & Skills:

· Education: Bachelor’s or Master’s degree in Business Administration, Real Estate

Management, Facilities Management, or a related field.

· Experience: Minimum 7-10 years of experience in shopping mall management,

strata property management, or retail operations in Malaysia.

Skills:

o Strong understanding of Strata Management Act 2013 (SMA 2013) and Malaysian property laws.

o Excellent stakeholder management skills for handling strata owners, JMB/MC, tenants, and authorities.

o Expertise in negotiation, leasing, and conflict resolution.

o Strong financial management and budget control skills.

o Experience in marketing, event planning, and customer engagement.

o Proficiency in English and Bahasa Malaysia (Mandarin is a plus).
