- Ensure all appliances and amenities (e.g., Wi-Fi, TV, kitchen equipment) are in working order.
Preventative Maintenance:
- Implement and adhere to a preventative maintenance schedule to avoid major issues.
- Replace air filters, inspect fire extinguishers, test smoke and carbon monoxide detectors, etc.
- Maintain records of all maintenance activities and repairs performed.
Guest Services:
- Respond promptly to maintenance requests and issues reported by guests.
- Ensure all maintenance activities minimize disruption to guests.
- Provide a courteous and professional demeanor when interacting with guests.
Cleaning and Upkeep:
- Ensure the property is kept clean and tidy, including common areas, outdoor spaces, and amenities.
- Coordinate with cleaning staff or perform cleaning duties as needed between guest stays.
- Manage waste disposal and recycling activities.
Emergency Response:
- Be on-call for emergencies and urgent maintenance issues.
- Implement and follow safety protocols during emergencies.
- Coordinate with external contractors for emergency repairs if necessary.
Vendor Management:
- Coordinate with external contractors for specialized maintenance services.
- Oversee work performed by contractors to ensure quality and compliance with standards.
- Maintain relationships with suppliers and service providers.
Property Improvements:
- Identify opportunities for property enhancements and improvements.
- Suggest and implement energy-saving measures and sustainability projects.
- Assist in renovations and upgrades as needed.
Inventory Management:
- Maintain an inventory of maintenance supplies and equipment.
- Ensure proper storage and usage of tools and materials.
- Order supplies as needed to keep inventory well-stocked.
Compliance and Safety:
- Ensure the property complies with all relevant health, safety, and environmental regulations.
- Conduct risk assessments and implement measures to mitigate potential hazards.
- Stay updated on industry best practices and regulatory changes.
Personal Safety:
- Adhere to all safety protocols and procedures to prevent accidents and injuries.
- Use and promote the proper use of personal protective equipment (PPE).
- Report any unsafe conditions or potential hazards immediately.
- Participate in safety training sessions and stay informed about the latest safety standards.
- Maintain a safe and organized work environment to minimize risks.
- Practice safe work habits, such as proper lifting techniques and cautious handling of tools and equipment.
