Key Responsibilities
Financial Planning & Analysis
Lead the annual budgeting process for each mall and office/apartment complex consolidating into a Group‑wide budget aligned with strategic objectives.
Prepare and update monthly/quarterly forecasts based on occupancy, leasing activity, operating expenses, and CAPEX trends.
Perform variance analysis and present actionable insights and corrective plans to senior management.
Financial Reporting & Compliance
Oversee preparation of timely, accurate financial statements (P&L, balance sheet, cash flow) under MFRS, consolidating across entities.
Manage year‑end external audits, ensuring compliance with Companies Act 2016 and MFRS disclosure requirements.
Monitor changes in accounting standards (e.g., MFRS 16 Leases) and implement necessary system and process updates.
Treasury & Cash Management
Optimize Group cash flows and intercompany funding, managing banking relationships with local institutions.
Oversee receivables (rental income, Common Area Maintenance charges) and payables, ensuring on‑time collections and vendor payments.
Lease & Revenue Management
Partner with leasing teams to model rent escalations, incentives, and recoveries, translating lease schedules into revenue forecasts.
Monitor occupancy, tenant mix, and market rent trends to maximize net operating income (NOI).
Cost Control & Expense Management
Implement Group‑wide cost‑control initiatives and benchmarking for service contracts (security, maintenance, utilities).
Review and renegotiate major vendor contracts to optimize spend.
Systems & Process Improvement
Drive enhancements in ERP and reporting systems to automate processes and improve data integrity.
Standardize financial processes and internal controls across all properties.
Stakeholder Engagement
Act as finance business partner to Complex Managers, guiding operating capital, and development expenditures decisions.
Liaise with tax advisors, company secretaries, and regulators on financial and statutory matters.
Tax Management & Compliance
Corporate Income Tax & Deferred Tax
Prepare and review corporate tax computations, ensuring accurate current and deferred tax provisioning under MFRS 112.
Oversee timely filing of Form C returns and payment of corporate tax per LHDN deadlines, including instalment calculations.
Coordinate with external tax agents and auditors on tax audits and enquiries, managing responses within audit frameworks .
Sales & Service Tax (SST)
Manage SST registration for all entities, ensure correct classification of taxable, exempt, and zero‑rated supplies.
Oversee preparation and filing of SST returns (monthly/quarterly) and reconciliation of input tax claims.
Liaise with Royal Malaysian Customs on SST compliance issues and audits .
Transfer Pricing
Ensure compliance with the Arm’s Length Principle under the Income Tax Act and LHDN’s Transfer Pricing Guidelines 2024.
Coordinate preparation and maintenance of contemporaneous transfer pricing documentation (master file, local file) and update as per IRBM requirements.
Monitor transfer pricing audit frameworks and manage TPTAF processes and appeals .
Payroll & Withholding Taxes
Oversee Monthly Tax Deduction (MTD/PCB) computations and remittances for employees, ensuring filings of CP39, CP22A/B, and CP21 notifications.
Coordinate EPF, SOCSO, and EIS contributions in collaboration with HR, ensuring compliance with statutory deadlines .
Tax Audit & Risk Management
Implement the Tax Corporate Governance Framework, defining roles, policies, and controls for tax risk identification and mitigation.
Monitor director liabilities under the Income Tax Act (e.g., section 75A), ensuring management understands personal exposure.
Oversee tax controversy management, including appeals to the Special Commissioners of Income Tax and tax tribunals
Qualifications & Experience
Bachelor’s degree in Accounting, Finance, or related field; CPA, ACCA, or CA preferred.
Minimum 8 years’ progressive (increasing levels of responsibility) finance experience, with at least 3 years in real estate or multi‑property finance within Malaysia.
Deep knowledge of MFRS/IFRS, Malaysian tax laws (Income Tax Act 1967, SST Act 2018), and regulatory requirements.
Proven track record managing budgets and leading small finance teams.
Skills & Competencies
Analytical & Strategic Thinking : Translate complex tax and financial data into clear, strategic insights.
Technical Proficiency: Advanced Excel skills, financial modelling, and hands‑on experience with IFCA, or similar ERPs.
Communication & Leadership: Excellent report writing and presentation skills; ability to mentor and develop team members.
