Job Description:
Title: Senior General Manager – Mall Operations & Asset Enhancement
Location: Greater Kuala Lumpur
Employment Type: Full-time
Job Purpose
The Senior General Manager will oversee the strategic operations, leasing, and asset enhancement of a portfolio of shopping malls, ensuring optimal performance, tenant satisfaction, and financial growth. This role requires a seasoned leader with expertise in mall operations, sustainability initiatives, project development, and stakeholder management to drive profitability and elevate the mall’s market positioning.
Key Responsibilities
1. Mall Operations & Strategic Leadership
Oversee end-to-end operations of multiple shopping malls, ensuring seamless coordination between leasing, marketing, facilities, and finance teams.
Implement centralized systems (e.g., integrated car park management, cloud-based platforms) to enhance efficiency and reduce operational costs.
Lead sustainability initiatives, including waste diversion (e.g., food digesters), renewable energy (solar panels), and compliance with ISO 14001/45001 standards.
Chair OSH committees and ensure adherence to safety, health, and environmental regulations.
2. Tenant Management & Leasing
Optimize tenant mix and leasing strategies to maximize occupancy rates and rental income.
Negotiate with tenants and consultants to align lease terms with mall objectives.
Review and approve tenant design submissions, ensuring compliance with mall guidelines and operational feasibility.
3. Asset Enhancement & Project Development
Spearhead Asset Enhancement Initiatives (AEI), including mall reconfigurations, expansions, and retrofitting to boost net property income.
Collaborate with architects, engineers, and contractors on new mall developments (e.g., layout planning, M&E systems, tenant provisions).
Conduct feasibility studies for acquisitions, due diligence, and financial projections (P&L, CAPEX/OPEX).
4. Financial & Stakeholder Management
Develop and monitor annual budgets, financial forecasts, and ROI analyses.
Liaise with Board of Directors (BOD), investors, and internal departments (Leasing, Marketing, and Finance) to align strategies with corporate goals.
Manage joint ventures and third-party partnerships (e.g., media agencies, tech vendors).
5. Team Leadership & Culture
Mentor and lead cross-functional teams (Operations, Leasing, Fit-Out) to achieve KPIs.
Foster a culture of innovation, sustainability, and customer-centricity.
Qualifications & Experience
Education: Bachelor’s degree in Marketing/Business/Real Estate
Experience:
15+ years in mall operations, leasing, or retail property management, with at least 5 years in a senior leadership role (e.g., General Manager, Director).
Proven track record in asset enhancement, new mall launches, and sustainability projects.
Expertise in financial planning, feasibility studies, and stakeholder negotiations.
Skills:
Strategic thinking, project management, and data-driven decision-making.
Fluency in English and Malay
