Job Description Working as part of a Project Commercial Team, the Quantity Surveyor shall be responsible for ensuring that the commercial interest of the Project is protected in respect of the Employer, Consultants, Sub-Contractors, Suppliers, and Self-perform work elements in respect of the duties specific below: • Overseeing all sites on the quantity surveyor part • Assist quantity surveyor manager in reporting and conducting an interview • Responsible for managing all aspects of project finance • Handle all pre- and post-contract quantity surveying duties for the projects • Assist in procurement and management of subcontractors • Assist in procurement and management of suppliers • Assist in maintaining positive cash flow for the projects • Work closely with and advise the site production team with respect to all contractual and financial matters • Work closely with and advise the site production team with respect to all contractual and financial matters • To monitor project expenditure, and budget controls, prepare cost reports • Cost estimation and analyzing • Claims submission, interim payments application, certifying payment • Valuation of variation and submission • Premeasurements and final account negotiation & settlement • Handle contractual related issues • Communicate with internal & external parties regarding contractual and financial issues • Prepare documentation and proper filling system • Attend site meetings, technical meetings, and coordination of meetings • Prepare and manage project budgets, including cost planning and cost control throughout the project lifecycle. • Ensure all projects are completed within budget by tracking and managing costs. • Prepare tender documentation and manage the tendering process. • Evaluate and analyse tender submissions, negotiating with contractors and suppliers to ensure the best value for money. • Draft and review contracts, ensuring compliance with legal and regulatory requirements. • Manage contract variations, claims, and disputes in collaboration with legal and project management teams. • Conduct detailed cost estimations for proposed projects and provide feasibility studies to support decision-making. • Analyse and forecast project costs, identifying potential risks and developing mitigation strategies. • Conduct regular valuations of work in progress and prepare detailed cost reports. • Provide accurate and timely financial reports to senior management, highlighting any financial risks or issues. • Work closely with project managers, architects, engineers, and other stakeholders to ensure project goals are met. • Facilitate communication and coordination between different departments and external contractors. • Identify and assess project risks, developing and implementing risk management strategies. • Monitor and report on risk factors throughout the project lifecycle. • Perform any other related duties and responsibilities as assigned by senior management. Job Requirement: • Bachelor’s degree in quantity surveying, Construction Management, Civil Engineering, or a related field. • Minimum of 5 years of relevant experience in quantity surveying, preferably within the property development or construction high-rise environment • Proven track record of managing large-scale projects from inception to completion. • Extensive experience in mass housing (low and high rise) and commercial projects is essential. • Resourceful and able to work independently. • Good interpersonal, communication and leadership skills. • Computer literate in industry-related software such as MS Project/Word/Excel/PowerPoint & AutoCAD • Good oral and written proficiency in English and Mandarin Only. • Able to interact and communicate will all levels of staff • Able to work independently under tight deadlines, resourceful, disciplined and has initiative and a good working attitude • Able to anticipate potential and resolve engineering and technical related problems • Willing to work long hours and travel when required
