To assist Manager/ Senior Manager, in managing project at different stages, including Design Development Stage, Project Implementation Stage and Defects Liability Period Stage, with minimum supervision for Assistant Manager; with guidance for Senior Executive.
Responsibilities
Design Development
- To assist on establishing design brief for inception of project development.
- To ensure on time development of conceptual design, schematic design and detailed design.
- To follow through in depth of design milestones stipulated in the development timeline.
- To peruse and report of findings during drawing review exercises to ensure design is in compliance with authorities’ requirement and SkyWorld’s Good Practice.
- To spearhead technical co-ordination and clash analysis for all the services to ensure minimum requirement is met without constant change of design.
- To co-ordinate with consultants to meet the project timeline, track milestones and timelines set.
- To assist on identifying area for value creation into design development.
- To identify area for enhancement in consultants’ design proposal by preparing comparison of specifications.
- To prepare feasibility studies with acceptable accuracy.
- To work closely with Contract team for finalization of Cost Plan.
- To follow through in depth of respective authorities submission and approval timeline.
- To liaise with respective authorities pro-actively for timely approvals.
- To work closely with Sales & Marketing team for on-time launching.
- To co-ordinate with consultants on preparation of tender drawings for on-time calling of tenders.
Project Implementation
- To engage with key project stakeholders including consultants, contractors and site team for technical and contractual issues.
- To follow through in depth of construction progress to ensure accuracy of cashflow projection (both construction cost and stage claim) is within acceptable range.
- To follow through budget tracking to ensure construction cost falls within budget.
- To spearhead construction technical co-ordination to address any potential design change that may lead to time loss and cost variation.
- To work with site team to ensure all site work is constructed in accordance with latest construction drawings and quality standard meet.
- To follow through in depth of CCC processes and stipulated completion timeline.
- To liaise with respective authorities for timely CCC clearance.
Defects Liability Period
- To engage with key stakeholders including contractors and Customer Relation team to ensure defects is attended to within stipulated timeframe.
- To follow through defects tracking to ensure defects aging is within stipulated timeline.
- To compile all necessary documents (as-built drawings, O&M, warranty, etc) upon VP.
- To ensure on time handover of M&E services with major equipment, and Operation & Maintenance (O&M) manuals to Customer Relation team / Management Office team.
Qualifications
- Relevant degree or equivalent.
- Project management experience with market norm of 3-5 years in relevant property development industry. (subjected to individual working experiences and performances evaluation by management)
- Competency in managing design and successful delivery of high-rise residential projects.
- Planning, organizing and analytical skills with the ability to work on tight deadlines.
- Good communication and presentation skills.
- Good commitment and high initiative.
