To be conscientious of good design principles and to apply them when advising new tenants on best practices or negotiating with them on their chosen final design.
To ensure tenants adhere to the mall’s fit out requirements, keeping in mind the mall’s branding and image.
To monitor and oversee new tenants’ fit out process, including all required drawings submission, submission of required insurance cover notes, work permits application, handover of tenancy lot, close ceiling and pre-opening inspection.
To take lead and coordinate tenants’ reinstatement matters from commencement until completion.
To identify and implement cost-saving measures without jeopardizing work quality if and when applicable.
To monitor on-site progress of fit out works and to address any issues as and when they occur with all the relevant parties.
To work closely with the Operations Department and contractors on technical matters pertaining to fit out and reinstatement works.
To coordinate and manage timelines for all fit out related works including special projects (e.g. mall upgrading works)
To familiarize tenants and their contractors with site conditions, fit out guidelines and safety regulations before work commencement.
To prepare the necessary documentation before fit out work commencement, i.e. insurance cover notes submission, work permits application, approved concept and details/construction drawings, M&E drawings, etc.
To engage with contractors for quotations and coordination of tender submissions in manners prescribed by SOP.
To ensure that all proceedings, including the sourcing of quotations, are executed in the manner that has been prescribed in the SOP.
To ensure no ambiguity exists when communicating with various parties (e.g. tenants, contractors, designers, etc.) on the fit-out requirements for any and all projects.
To guide relevant departments on the required procedures related to Fit Out matters as and when necessary.
To establish, implement, and update mall’s Fit Out Design Manual and Technical Guidelines
To draft out design proposals for user approval and tender drawings preparation with bill of quantities.
To assist tender calling, tender clarification, tender negotiation and award of contract.
Requirements:
Independent and able to work with minimum supervision and proactive working attitude.
Degree in Interior Design or Architecture or its equivalent.
Preferably at least 3 years’ experience in shopping mall fit-out work or involvement in tenant’s/brands fit out work with good knowledge in architectural, structural, M&E and construction methodology.
Good implementation of project management and timeline planning.
