ABOUT THE JOB

Job Title: Senior Associate, Investment, Private Equity Real Estate (PERE)

Job Level: Manager / Assistant Manager

Job Purpose:

Reporting to the Head of Investment, you will be supporting the Investment Team within PERE. You will be responsible for asset and portfolio analysis & optimization, conducting due diligence, assisting in deal analysis & structuring, reporting & monitoring performance and development progress, conducting feasibility studies & due diligence, and supporting acquisition/disposal.

Job Responsibilities:

  • Support real estate investment deal evaluation & structuring and execution of investment projects
  • Analyze investment transactions consisting of mergers & acquisitions, portfolio and asset-level deals, JV opportunities etc. across real estate investment spectrum
  • Perform asset & portfolio monitoring and reporting, including but not limited to acquisition/disposal deal analysis, financial modeling, feasibility study, hold/sell analysis etc.
  • Conduct financial, legal, tax, and technical due diligence, assisted by the relevant internal and external teams
  • Prepare and coordinate PERE reporting to the Group such as strategic planning, annual operating plans, periodic reviews, etc.
  • Support deal origination, business development, operations and marketing activities
  • Assist in preparing pitch deck or materials for prospective tenants, clients, co-GP, LP, partners, vendors etc.
  • Support and prepare Investment Memos for Senior Management and Board approvals
  • Support other teams within PERE and the overall Corporate Strategy Department, as and when necessary

Education/ Professional Qualification

  • Minimum Tertiary education preferable in Real Estate / Finance / Investment / Accounting / Engineering or equivalent.
  • Minimum 5-7 years relevant experience in Real Estate, Corporate Finance, Investment Banking and/or Management Consulting industry
  • Proficient in financial modeling to perform feasibility studies, investment decisions, and project return forecasts.
  • Experience in Real Estate Investment process and cycle is essential
  • Experience in JV Partnerships, Asset Acquisitions, or Mergers & Acquisitions within the Real Estate industry is an added advantage
  • Professional Certification in Real Estate/Investment/Corporate Finance or ongoing certification is an added advantage
  • Excellent command of written and spoken English and Bahasa Melayu
  • Strong communication and interpersonal skills, with problem-solving ability
  • Intellectual curiosity, strong professional judgment, working independently, and having the initiative mindset
  • Ability to handle multiple projects simultaneously and prioritize tasks effectively
  • Prior experience with a real estate developer, investment manager, REIT, or private fund would be an advantage.
