Responsibilities and Authorities

1. Project Management

  • Plan, execute and monitor projects including ensuring customers and all interested parties’ requirements are met.
  • Determine resources needed (manpower, equipment and materials) from project start to finish with full attention to budgetary limitations.
  • Develop risk assessments for projects to prevent/minimize operation risks that could affect the project delivery and customer satisfaction.
  • Track changes to the design and/or renovation works and adjusting work schedule accordingly.
  • Monitor manpower and work progress at project site to ensure work is done according to construction drawings and work schedule; ensure quality and work safety requirements are met.
  • Obtain permits and licenses from appropriate authorities.
  • Preparation and submission of relevant project documents required by authorities/customers.
  • Acquire equipment and material as well as monitoring stocks to timely handle inadequacies.
  • Conduct regular site meetings with internal team and contractors to follow-up on project/work progress; demand necessary action(s) required to ensure project deadlines and requirements are met at all times.
  • Conduct handover quality control inspection at planned intervals and prepare inspection report; ensure defects/nonconformance identified are rectified.
  • Prepare weekly progress report (not applicable for retail works) and follow-up on the weekly look-ahead-plan and target works reports with the relevant team lead.

2. Customer Relationship Management

  • Collaborate with consultants, engineers, architects and any other related parties to ensure the specifications of the project are met.
  • Attend project site meetings with consultants, engineers, architects and any other related parties as well as reporting on the project/work progress; responsible for action(s) required to ensure project deadlines and requirements are met.
  • Carry out immediate correction(s) or remedial on customers’ complaints, investigate root cause and implement corrective action(s) to prevent recurrence of the issue.

3. Supplier and Contractor Relationship Management

  • Hire contractors and other contract workers as well as allocating responsibilities.
  • Monitor and verify suppliers’ and contractors’ work done.
  • Feedback/raise complaint to Commercial Manager when nonconformance/ issues arise.

4. Performance Management

  • Monitor subordinates’ work performance through monitoring, mentoring and providing constant guidance and support.
  • Prepare and submit performance management reports to Managing Director.
  • Identify areas of improvement based on the performance management report.

5. Quality Management System

  • Ensure effective implementation of company’s policies and departmental standard operating procedures.
  • Promoting improvement in Project department.
  • Support other internal customers in operations to ensure products and services meet customers’ and other interested/potential parties’ requirements.
  • Ensure proper documents and record keeping in project department.
