WORK LOCATION: MENARA PELITA, KUCHING, SARAWAK JOB SUMMARY Responsible for overseeing the daily operations, maintenance, and repairs of company building facilities. This includes supervising a team of technicians, managing external contractors, and ensuring that all systems and equipment in the building function efficiently and safely. KEY RESPONSIBILITIES 1.Team Supervision: •Lead and manage a team of technicians, ensuring effective execution of routine maintenance, troubleshooting, and repairs. •Provide guidance, training, and performance evaluations for team members to maintain a high standard of work. 2.Maintenance Scheduling & Execution: •Develop and implement a comprehensive maintenance schedule for critical building systems, including HVAC, plumbing, electrical, firefighting equipment, and generators. •Ensure that all servicing and preventive maintenance tasks are completed on time and in line with safety regulations. 3.Troubleshooting & Repairs: •Oversee and respond promptly to building-related issues, coordinating timely repairs and minimizing downtime of essential services. •Ensure all mechanical, electrical, and plumbing systems are properly maintained and fully operational. 4.Contractor Coordination: •Work with external contractors and vendors to coordinate repair, installation, and maintenance activities, ensuring adherence to company standards and safety protocols. 5.Inventory & Procurement: •Monitor and maintain inventory of necessary maintenance supplies and equipment, including electrical and plumbing materials. •Collaborate with the FMS procurement team, to ensure timely procurement and cost-effective purchasing. 6.Reporting & Documentation: •Prepare detailed monthly reports on building services, mechanical and electrical systems, outlining performance, maintenance activities, and any issues or improvements. •Maintain accurate records of maintenance activities, repairs, and equipment servicing. 8.Any Other Duties: •Any other instructions and duties as assigned from time to time. QUALIFICATIONS (MINS): •Diploma or Bachelor's Degree in Mechanical/Electrical Engineering, Facility Management, or a related field. WORK EXPERIENCE: •Minimum of 3-5 years of experience in building maintenance, facility management, or a related field. •Knowledge of building management systems (BMS) and preventive maintenance practices. •Proven experience in leading a technical team and working with contractors/vendors. •Strong troubleshooting skills and experience managing maintenance of HVAC, electrical systems, plumbing, and firefighting systems. •Hands-on experience in planning maintenance schedules and managing repairs in a commercial or industrial setting. SKILLS: •Excellent written and verbal communication skills, with experience in report writing. •Familiarity with health and safety regulations related to building maintenance. •Proficiency in Microsoft Office (Word, Excel, PowerPoint).
