Maintenance operator

The Maintenance Operator is responsible for performing routine maintenance, repairs, and inspections of rental properties to ensure they are safe, functional, and well-maintained. The role involves addressing tenant maintenance requests, performing preventive maintenance, and collaborating with property management to maintain high standards of property upkeep. Key Responsibilities: 1. Routine Maintenance and Repairs: • Perform general maintenance and repair tasks such as plumbing, electrical work, carpentry, painting, and HVAC system maintenance. • Address maintenance requests from tenants promptly and efficiently. 2. Preventive Maintenance: • Conduct regular inspections of properties to identify and address potential issues before they become major problems. • Schedule and perform preventive maintenance tasks to ensure all equipment and facilities are in good working condition. 3. Emergency Response: • Respond to emergency maintenance requests, including after-hours emergencies, to ensure tenant safety and minimize property damage. • Troubleshoot and resolve urgent issues such as leaks, electrical failures, or HVAC breakdowns. 4. Property Inspections: • Conduct move-in and move-out inspections to document the condition of properties. • Report any damage or necessary repairs to the Property Manager. 5. Collaboration with Contractors: • Coordinate with external contractors for specialized repairs or services beyond in-house capabilities. • Monitor the work of contractors to ensure it meets company standards and is completed on time. 6. Inventory and Supplies Management: • Maintain an inventory of maintenance supplies and equipment. • Order new supplies and equipment as needed to ensure uninterrupted maintenance operations. 7. Safety and Compliance: • Ensure all maintenance activities comply with safety regulations and company policies. • Conduct safety checks and ensure properties are compliant with local building codes and regulations.
