Role Summary:
To develop and implement leasing strategies that maximize occupancy, rental income, and tenant mix within the shopping mall. Lead the leasing team, negotiating lease agreements, and fostering relationships with potential and existing tenants to create a vibrant and attractive retail environment that enhances the overall customer experience and drives foot traffic.
Job Responsibilities:
1) Leasing Planning
- To guide the team to monitor and keep abreast of market trends in the retail segment to enhance overall performance.
- To formulate lease improvement strategies for Senior management's approval and lead the team in execution as per set objectives.
- To review tenant's sales performance and identify non- performing tenants to provide counter measures.
- To identify new leasable areas including shops, kiosk, and other related casual leasing to achieve optimum rental revenue.
- To prepare annual lease budgets and drive and guide the team to achieve the target.
- To work closely with appointed retail consultants and strategize lease plans as part of Asset Enhancement Initiatives (AEI).
2) Operations
- To direct the team on all leasing activities in order to achieve targeted occupancy.
- To lead the team and generate ideas on sourcing for potential tenants to fill up vacant lots.
- To monitor tenant's sales performances and drive the team on tenancy renewal negotiations to achieve targeted rental returns.
- To attend to all tenant's enquiries and coordinate with other departments for support to ensure smooth business operation.
- To attend to real estate agents' enquiries and identify potential tenants in accordance with leasing plans.
- To lead tenancy admin division to liaise with appointed legal advisors and formulate legal defense on company's interest when necessary.
- To drive tenants to conduct refurbishment or upgrading when deemed necessary.
3) Report & Administration
- To manage leasing and tenancy admin division to ensure timely preparation and processing of all leasing-related documentation.
- To monitor and compile all related industry information regularly including competitor's activities to ensure the team is aware of the current industry/ market trends.
- To prepare/ review leasing department's report and all other leasing related reports on weekly and monthly basis for submission to top management.
- To manage and review all tenancy-related matters in the system to ensure all documents are properly recorded according to the lease agreements.
Job Requirements:
- Bachelor's degree in Business Administration, Real Estate, Marketing, or a related field
- Extensive experience in retail leasing, real estate management, or similar role, preferably within a shopping mall or commercial property environment.
- Strong negotiation, communication, and interpersonal skills.
- Proven track record of achieving leasing targets and financial goals.
- Knowledge of retail trends, market dynamics, and consumer behavior.
- Leadership experience with the ability to motivate and manage a team effectively.
Additional Details:
- Salary Range: Up to RM15,000.00/month
- Working Hour: 8:30 AM to 5:00 PM, but may be adjusted based on operational needs/Line Manager.
