ROLES & RESPONSIBILITIES
Position Overview:
The Leasing and Marketing Manager will be responsible for driving leasing activities, managing the tenancy mix, and implementing effective marketing strategies to enhance the mall's profile and increase footfall.
Leasing Responsibilities:
1. Tenancy Mix Planning:
- Plan and implement the tenancy mix strategy, ensuring a diverse and attractive mix of tenants.
2. Tenant Engagement:
- Identify and engage with potential tenants for new leases and renewals.
- Implement strategic plans for the leasing department to maximize occupancy.
3. Lease Negotiations:
- Negotiate lease agreements, rental terms, and other contractual conditions with prospective tenants.
- Ensure mutually beneficial arrangements for both the mall and tenants.
4. Authority Approvals:
- Manage all aspects of authority approvals related to leasing business, including renovation works, takeover/handover of premises, and fitting-out works.
- Liaise with consultants and local authorities to ensure compliance (e.g., local council, BOMBA).
5. Landlord-Tenant Relationships:
- Plan, establish, and maintain good landlord-tenant relationships.
- Resolve tenant concerns and issues promptly and professionally.
6. Documentation Review:
- Review and verify lease documents, management reports, and transaction-related documents.
- Ensure accuracy and compliance with leasing policies.
7. Team Management:
- Develop and maintain professional standards within the Leasing team.
- Maintain the integrity of leasing systems and reports.
8. Reporting and Forecasting:
- Prepare regular reports and forecasts to support decision-making.
- Stay informed about market dynamics, consumer behavior, trends, and economic conditions impacting leasing activities.
9. Strategic Decision-Making:
- Identify opportunities for growth, optimize leasing strategies, and make strategic decisions.
- Implement plans to enhance overall leasing performance.
Marketing Responsibilities:
Offline Marketing:
1. Event Management:
- Oversee all events, managing respective event P&Ls.
- Support and execute successful events to deliver high-quality and profitable outcomes.
2. Vendor and Stakeholder Management:
- Manage relationships with third-party partners, event agencies, vendors, exhibitors, and catering suppliers.
- Ensure effective collaboration and coordination during the event planning process.
3. Strategic Planning:
- Strategically plan and execute marketing collateral for the mall, co-working space, and F&B outlets.
- Conduct market research, gather information, and negotiate contracts.
4. Competitive Analysis:
- Analyze competitive market strategies, examining trends, markets, and marketing tools.
5. Networking:
- Liaise and network with customers, colleagues, suppliers, and partner organizations.
- Represent the mall at press conferences, open days, exhibitions, etc.
Online Marketing:
1. Customer Relationship Management (CRM):
- Build and maintain good relationships with existing and potential customers.
- Increase customer base and loyalty through effective CRM.
2. Content Creation:
- Copywrite publications, produce presentations, and press releases.
- Manage and report on the ROI of marketing campaigns.
3. Brand Building:
- Build the mall’s branding and corporate identity through marketing channels and social media.
- Utilize online platforms for marketing activities, forums, public communications, and CRM.
JOB REQUIREMENTS & QUALIFICATIONS
- Bachelor’s Degree in Marketing, Advertising, Business Administration, or a related field.
- A minimum of 3-5 years of working experience, especially in sales, marketing or related field.
- Strong passion for sales, business development, and innovative marketing.
- Excellent interpersonal and communication skills.
- Proficient in English -both written and spoken.
- Team-oriented with the ability to work both collaboratively and independently.
- Strong personal discipline, willingness to work hard (but not necessarily long hours).
- Ability to meet deadlines, prioritize assignments, juggle multiple tasks simultaneously, and flexible to meet team needs.
- Well-groomed, with a pleasant personality and positive attitude.
REMUNERATION & BENEFITS
- RM5,000 – RM7,000 of basic salary (Remuneration package commensurate with experience and qualification)
- Statutory Contribution: EPF + SOCSO + EIS + Staff Benefits
WORKING HOUR:
- Monday - Friday; 9.00am-6.00pm
