Responsible for the activities related to the overall planning, sourcing, management, maintenance, upkeep, improvement, and enhancement of all Assets by the Company. It includes close liaison with other departments and stakeholders such as the Board of Directors, Management Team, Sales, Marketing, Property Development, Business Development, Authorities, Consultants, Contractors, suppliers, vendors and others. DUTIES AND RESPONSIBILITIES Responsible for day-to-day operations of the Real Estate Management Department, in relation to properties under its portfolio including strata developments, offices, commercial and residential properties and multi-storey car park. Oversee property management, building management and/or facilities management operations for properties under its portfolio. Ensure the standardization of building maintenance programme and external service providers contracts. Oversee the drafting and/or draft the relevant Standard Operating Procedures and ensure their implementation. Oversee leasing promotional initiatives and management, and tenant retention-related matters to ensure that leasing targets and targeted occupancies are met. Oversee dispute and/or conflict resolutions among stakeholders. Liaise with relevant authorities to ensure all licenses and insurances are procured or renewed accordingly. Ensure that operations are in compliance with relevant Acts, Ordinances, By-Laws, policies and the like. Improve, enhance and advise on asset optimisation and upgrade. Liaise with external parties such as consultants, agencies, lawyers and valuers where need be. Prepare relevant reports as required by the Management. Oversee the preparation and/or prepare operating budgets. Embark on performance management and evaluation of team members. Propose Environment, Sustainability and Social Impact and Corporate Governance (ESG) initiatives to facilitate enhancement of assets. Other duties and responsibilities as the Management may deem fit to be delegated to you. QUALIFICATION AND EXPERIENCE GENERALLY REQUIRED Candidate must possess at least a Bachelor’s Degree in relevant field. At least 10 years of relevant work experience with reputable property development companies. Well-versed with Land Codes, Building By-laws, Strata Management Act or Ordinance, Building Contracts, and the leasing sector. Strong leadership qualities including business acumen adaptability, high sense of confidentiality and business ethics, and efficiency. Strong management experience, reasonable technical knowledge and good communication and presentation skills to guide Real Estate Management team to deliver superior maintenance and upkeep, and good service to relevant stakeholders to facilitate the sustainability and growth of asset value. Must be highly organised, enthusiastic, self-motivated, multi-tasking, resourceful and ability to work under pressure, detailed and deadline-oriented professional with good people skill.
