Position: Business Development Assistant Manager - Land Acquisition (Salary up to RM7,000)
Responsibilities:
(A) Business Development & Administration
1. Strategic Business Growth & Planning
- Assess the existing business plan to uncover opportunities for improvement.
- Formulate and implement robust business growth strategies.
- Develop a strategic roadmap that aligns with the company’s long-term objectives.
2. Business Development & Acquisition
- Develop a business development strategy for sourcing, managing, and implementing new business acquisitions or land banking and property investment opportunities.
- Identify and pursue new business opportunities through acquisitions, joint ventures, and other avenues, focusing on land banking and property investments.
- Evaluate potential business deals by analyzing market trends, deal requirements, financial viability, and risk factors.
3. Negotiation & Contract Finalization
- Devise negotiation strategies, considering risks, rewards, and the goals of potential partners.
- Secure new business deals by negotiating favorable terms, finalizing contracts, and ensuring smooth integration into company operations.
4. Market Research & Reporting
- Lead market research efforts, staying informed on industry trends, economic shifts, and demographic changes.
- Compile and maintain detailed databases, providing insightful reports to guide strategic decisions.
- Standardize internal reporting, presentations, and meeting documentation to ensure clarity across departments.
5. Land Acquisition Evaluation & Execution
- Assess and evaluate land offers, prioritizing those that align with the company’s strategic objectives.
- Develop execution strategies for approved land acquisitions and provide recommendations to management.
- Build relationships with agents, brokers, valuers, and other industry professionals to source land acquisition opportunities and stay updated on market trends.
6. Confidentiality & Risk Management
- Safeguard the confidentiality of all company documents and sensitive information, ensuring responsible management of business data.
7. Ad-hoc Assignments
- Undertake additional tasks as assigned by management to contribute to the overall success of the company.
(B) Financials
1. Feasibility Studies & Presentations
- Lead comprehensive land surveys and assess building permits.
- Analyze zoning laws and their impact on surrounding areas.
- Address potential challenges and conduct feasibility studies for land identification and project initiatives.
- Present detailed findings and strategic recommendations to management to guide informed decision-making.
2. Coordination and Documentation
- Compile and coordinate documentation necessary for feasibility studies and business development proposals.
- Work with internal departments to prepare and present new business proposals.
3. Financial Modelling & Analysis
- Utilize financial modeling tools to support land acquisition decisions.
- Present financial analyses that assist management in making informed decisions regarding business development opportunities.
Requirement:
- Education: Professional Certificate, Diploma, or Bachelor’s Degree in Business, Economics, Management, Finance, Valuation/Real Estate Management, Quantity Surveying, or a related field.
- Experience: A minimum of 5 years of relevant experience in the property or real estate industry.
- Languages: Fluent in English, Bahasa Malaysia
- Core Competencies:
- Expertise in sourcing and developing business acquisition opportunities and securing new landbanks.
- Strong knowledge of feasibility studies and valuation principles.
- Skilled in gathering, analyzing, and compiling critical information related to land sourcing and acquisitions.
- Proven ability to present detailed findings and recommendations to senior management.
- Other Requirements:
- Own transport and willingness to travel.
Job Type: Full-time
Pay: Up to RM7,000.00 per month
