Assist with collecting service charges, water charges, sinking fund, insurance, quit rent, assessment and interests incurred Assist with overseeing invoice issuance as well as receipt issuance for maintenance, overnight parking, etc. Assist with engaging and managing service providers to maintain common property and equipment in functional condition Assist with undertaking regular inspection works on all buildings, lifts and other service machinery while acting professionally Assist with ensuring that all payable bills and invoices are paid on time without incurring interest or penalties Assist with handling petty cash listings, claims and disbursements Assist with preparing payment listings and obtaining approval for payment voucher and cheque issuance Assist with keeping accurate and updated records of parcel owners, proprietors and tenants Assist with handling residents' bookings, renovations, moving in and out, etc. Assist with handling inter-floor leakages, access card management and defaulters' action plans Assist with compiling and submitting monthly maintenance reports Assist with compiling monthly reports on residents' complaints, comments and suggestions Assist with convening and attending council meetings and annual general meetings Assist with preparing agendas and minutes for council and annual general meetings Assist with preparing and submitting yearly budgets to the JMB/MC Assist with calling for tenders and advising on award decisions Assist with ensuring that appointed service providers execute their duties effectively and promptly Assist with making visits in the event of an emergency Assist with applying for all necessary government licenses, certificates or approvals, including statutory inspection certificates Assist with ensuring that documents, operation manuals, structural and M&E drawings are properly kept and maintained Ensure non-disclosure and distribution of confidential or sensitive documents to outside parties Assist with taking necessary steps to abate any nuisance caused by any person on the property Provide daily reports on tasks, collections, attendance, etc.
