JOB OVERVIEW:

The Manager - Leasing & Tenancy will oversee all aspects of leasing, tenant relations, and tenancy management for our commercial real estate portfolio. This role involves working closely with internal teams, external clients, and potential tenants to ensure the efficient management of leases, tenant satisfaction, and maximization of property occupancy and revenue.

JOB RESPONSIBILITIES:

  • Develop and implement leasing strategies to attract and retain high-quality tenants for commercial properties under WCT group of companies.
  • Negotiate lease terms, including rent rates, lease periods and other conditions with the aim of achieving occupancy and tenancy KPIs.
  • Manage lease renewals, ensuring timely communication and negotiation of favorable terms for both the tenant and the company.
  • Establish and enforce all policies and procedures in relation to Leasing & Tenancy.
  • Coordinate with legal teams to ensure all lease agreements comply with applicable laws and regulations.
  • Conduct market analysis to stay updated on industry trends and adjust leasing strategies accordingly.
  • To improve the marketability and ensure tenantable conditions of the properties by conducting regular cleaning and upkeeping works, rectify defects promptly and etc.
  • To maintain healthy cash flow and financing business operation.
  • Perform operational coordination and management of leased properties, i.e. joint inspection for handing over, timely rental collection, payment of outgoings, periodic inspection of premises etc.
  • Build and maintain strong relationships with current and potential tenants.
  • Maintain accurate records of all leasing activities, tenant details and proper safekeeping of tenant files and databses.
  • Prepare weekly and monthly reports to keep the Team informed on leasing status of all assets.
  • Perform any other job functions that may be assigned by the Superior.

QUALIFICATION & EXPERIENCE:

  • Bachelor’s degree in Real Estate, Business Administration or a related field.
  • Minimum 8 years working experience in Leasing & Tenancy, with 3 years experience in managerial position, preferably with Property Developer.
  • Strong communication skills for effective negotiation.
  • Good people management skills, self-motivated, aggressive with a positive working attitude.
  • Possess in-depth understanding of Statutes, e.g. Strata Management Act, National Land Code Act and related legislation.
  • Seeking for candidates proficient in Mandarin to effectively communicate with Mandarin-speaking clients.

Job Type: Full-time

Pay: RM6,500.00 - RM7,500.00 per month

  • Monday to Friday

Supplemental Pay:
