about the job
• Understand market demand, conduct market research, and develop feasible leasing plans for the company's industrial and commercial property portfolio.
• Lead and guide the leasing department to achieve leasing targets for the company’s property portfolio.
• Increase occupancy and gross income through strategic leasing and marketing initiatives.
• Build and maintain strong relationships with real estate agents, partners, and existing tenants.
• Accountable for achieving revenue and leasing goals while ensuring alignment with team KPIs and the overall business strategy.
• Liaise with tenants and collaborate with internal stakeholders, including the Design, Fit-Out, Legal, Marketing, Operations, and Finance departments.
• Oversee the negotiation and execution of lease agreements and other contracts, ensuring compliance with legal standards.
• Work with lawyers to draft standard tenancy agreements, incorporating landlord and tenant provisions, house rules, and fit-out guidelines.
• Prepare reports and track the status of negotiations with tenants.
• Develop leasing budgets, revenue forecasts, and expense controls to optimize the financial performance of the property portfolio.
skills and experience required
• Diploma or Bachelor's Degree in Estate Management, Business Administration, Marketing, or a related field.
• Minimum of 5 years of experience in industrial and/or commercial leasing, with a proven track record of securing tenants and building a portfolio.
• Knowledgeable about Malaysia's property market.
• Japanese nationality and/or Japanese-speaking Malaysian with strong knowledge of Japanese culture.
