Are you an experienced property manager with a knack for strategic planning? We're seeking a talented individual to join our team as a Property Manager, overseeing our real estate operations in Malaysia and Singapore.

In this key role, you'll develop and execute strategies to grow our business, work closely with teams to open new stores, and optimize our existing portfolio. You'll also build strong partnerships, stay updated on industry trends, and contribute to our company's strategic plans.

What you'll do:

1) Real Estate Strategies & Plans

  • Determine the market potential of the brand through market studies, develop and implement expansion strategies and plans to drive business growth
  • Build a deep understanding of market, customer and channel trends, issues/opportunities, and competitor activity
  • Provide regular updates to senior management of changes in the retail environment and to prescribe countermeasures and propose improvement plans
  • Evaluate and explore alternative store formats/channels, economic and property models to drive long term growth

2) Site Acquisition & lease renewals

  • Lead the project team and work with the cross-function team to achieve the target number of store openings as per timeline.
  • Identify the best locations for new store openings, including market analysis, feasibility study, site visits, and site presentation
  • Build relationships with landlords and agents to ensure preferential access to new site opportunities
  • Negotiate with landlords for new sites and lease renewals, analyse and advise legal risk in tenancy and prescribe countermeasures accordingly.
  • Develop sales forecasts and business case for new sites

3) Existing Property Management

  • Optimize the current portfolio through rebuilds, extensions, renegotiations, and relocations and consolidations.
  • Oversee facilities and preservation through repairs and maintenance, including major capital expenditure projects.

4) Fit out and renovations

  • Support the project team to deliver on design intent/direction and provide input to buildout solutions when required.
  • Candidate must possess at least a Degree in Real Estate, Property Management, Business Studies or equivalent.
  • Minimum 7 to 8 years of working experience in the areas of store expansion, retail development or property development.
  • Excellent business acumen- possesses in-depth understanding of market trends at analyzing and synthesizing market information
  • Experience with establish network with mall owners and partners
  • Strong negotiations skill will be required
  • Strong leadership and people management abilities
  • Entrepreneurial, customer-focused, and solution-minded
  • Thrives in a very fast-paced and dynamic environment and the ability to meet strict deadlines and follow through
  • Extremely detail oriented, well organized, strong problem-solving skills
  • Strong verbal and written communication
  • Willingness to travel as needed, primarily within Malaysia and Singapore, to oversee property developments and manage relationships with business partners.
