Manager Role

  • Develop and execute strategic leasing plans including business plans, budgets – CAPEX / OPEX, tenancy mix and optimizing rentals structures.
  • To source for tenants and ensure that the mall is tenanted at an optimum occupancy rate and that the rental revenue is maximised.
  • To negotiate with tenants on leasing and follow through with all necessary documentations and procedures to conclude deals such as preparation of Letter of Offers, tenancy agreements, collections of deposits, signing of the agreement, handover of premises, rental payments and renewal of leases.
  • To liaise with tenants and solicitors on issues with regards to tenancy agreements.
  • Lead the leasing and the tenancy administration team.
  • Conduct and interpret market research from time to time.
  • Cultivate and maintain good landlord–tenant relationship including complaints and support management.
  • Monitor tenant’s sales turnover closely and make recommendations to retain, renew, terminate or assist a particular tenant.
  • Establish a good inter-department working relationship to ensure that the Company’s vision and objectives are met.
  • Assist Finance on Aging Credit Control with set procedures to seek settlement with Legal being last resort.
  • To prepare for weekly, fortnightly, monthly reports.
  • To lead and meet objectives set for special projects.
  • To be Manager-on-duty (MOD) on rotational basis during public holidays and weekend.
  • To perform any other ad-hoc task as assigned by the Superior.

ASSISTANT MANAGER ROLE

  • Assist the Manager to execute Leasing Plans and strategies.
  • To lease retail space in the shopping centre, optimize rental set in the given budget while ensuring each retail space is leased to best in the respective category
  • Approach and persuade desired retailers to lease suitable space
  • Keep close business rapport with tenants, anticipate their needs and effectively align their objectives with the shopping centre
  • Negotiate terms with retailers and work with the team to prepare all leasing correspondence and documents in a timely and accurate manner
  • Ensure acceptance for offer letter, concept submission, lease / tenancy execution and deposit payments are completed within set timeframe
  • Attend to tenants’ complaints and / or suggestions in a professional manner
  • Monitor tenants’ sales turnover closely and make recommendation to renew, terminate or assist a tenant
  • Work collaboratively with fit-out in ensuring that tenants’ designers / contractors are familiar with and comply to the centre’s standards and rules and regulations and provide feedback and suggest corrective action for any non-compliance

REQUIREMENT:-

  • Minimum Diploma in Commerce / Business / Property Management / Real Estate Management or equivalent.
  • Minimum 5 years for Assistant Manager Level & minimum 7 years’ experience for Manager Level in retail leasing in a shopping mall management
  • Possess good presentation skill with strong retail networking, leadership quality and personal integrity.
  • Must have experience managing a team and possess people management skills.
  • Good with meeting deadlines, budget forecasting, planning and execution.
  • Understand Tenancy Mix - Aptitude towards retail trend spotting.
  • Good knowledge in legal framework and finance.
  • Strong persuading, negotiation and communication skills in English and Bahasa Malaysia.
  • Able to multitask and work independently or in a team to handle a diverse group of people.
  • Self-motivated and able to work under pressure with tight deadlines.
