Responsibilities

Maintenance Management

  • Responsible to oversee and manage all activities pertaining to upkeeping, maintenance, periodic checking, and operations of all existing on-site mechanical and electrical (M&E) equipment’s including M&E ancillary systems and Building Structure Works.

Example

  • HT, LV and Building Essential Electrical installations and its ancillary/control systems (ATS, Genset and etc)
  • Air conditioning (ACMV) system, chillers, cooling towers, pumps, thermal energy storage, centralized AC ancillary and control system (Chiller Plant Controls)
  • Mechanical Ventilation and its control system
  • Building Lifts
  • Building automation system
  • Cooling Towers, Pumps, Motors, Heat Exchangers and etc
  • Plumbing and sanitary system
  • Lightings
  • Structural, Walls and Floors
    • To assess and recommend to immediate superior/management on any required maintenance/upkeeping of M&E and Building Structure Works to ensure comfort, safety, authorities’ compliance and building operations requirements.
    • Responsible and ensuring all maintenance, periodic checking and matters pertaining to building, HT and LV electrical systems and installations adhere to the regulations stipulated by Energy Commission (Suruhanjaya Tenaga) and IEEE Standards.
    • To register with Suruhanjaya Tenaga as the competent BO-33kV person/chargeman for building 33kV electrical installation. (Depending on candidate certification)
    • To ensure timely handling of all complaints and maintenance requests from tenants.
    • To manage and maintain adequate quantities of spare parts for building maintenance use.
    • To ensure Corrective, Predictive and Preventive maintenance are well planned, coordinated and implemented in timely manner.
    • To perform premise checking and repairs as and where applicable.
    • Perform duties and responsibilities of an ERT member in any building emergency response, fire drill and annual fire certification exercise.

    Administrative and Staffs Management

    • To review, update or implement Maintenance Operation Manual and Policy for Maintenance Department to ensure the effectiveness of sustainable maintenance and associated business process.
    • Responsible for all statutory and certification renewal of building facilities licensing renewal, certification, and reporting where applicable (i.e: - Building Genset, Energy Commission (Suruhanjaya Tenaga) and/or energy systems and etc).
    • To lead and manage a team of staffs for the day-to-day operations of the Technical, Maintenance and Project Management Department.
    • To set staffs KPI and monitor performance of all staffs under Technical, Maintenance and Project Management Department.
    • To handle all staffs matters such as annual leaves, rosters, attendance and etc.

    Contractors/Consultants and Procurement Management

    • To monitor and manage all service vendors/consultants/contractors perform as required according to the contracted scope of works. This shall include attestations of all works in progress and completed works service reports, delivery orders and invoices.
    • Responsible in establishing and ensuring a structured procurement of spare parts for the use of maintenance department based on existing building management procurement SOP. This shall include tabulation of annual maintenance budget.

    Technical & Project Management

    • To manage and lead a team of executives in managing tenants fit-outs, renovation, or reinstatements in accordance to building fit-out manual and authorities’ requirements. This shall include verification of submitted “Construction” drawings till “As-Builts” Drawings.
    • To lead, study, develop and maintain building uplifting/upgrading or improvement projects as prescribed by management. The assignments shall comprise of all aspects and ranges from M&E, Structural and other fields.
    • Responsible for building Energy Saving Program, ESG initiatives and Building Improvement Program.
    • Responsible to liaise with consultants, contractors, tenants and other relevant parties in upgrading/uplifting/improvement building projects.
    • To initiate, develop and subsequently manage all internal upgrading/enhancement projects to increase the marketability and value of asset (s) under LGB group or as prescribed by management.
    • Responsible for all statutory and certification renewal of building facilities licensing renewal, certification, and reporting where applicable (i.e: - Gas, Lifts, Gondola, Telecommunications Provider, Green Building Index, Building Construction Authority, Fire Drill, Annual FC and etc).
    • To develop framework, Bill of Quantities, strategies, draft tender documents, evaluate all Scope of Work (SOW), work schedules, and technical aspects of all tenders, RFP or RFQ. (Notes:- Commercials/price negotiation process shall be undertaken by procurement department)
    • To lead, manage and implement projects/initiatives as prescribed by management from time to time.
    • Perform duties and responsibilities of an ERT member in any building emergency response, fire drill and annual fire certification exercise.
    • To perform all related activities and/or assignments in supporting building management and/or as prescribed by management.
    • To correspond with existing existing/potential tenants on all complaints related to technical aspects of building facilities.
    • To assist Leasing Team in performing Premise Handover, Handover and Reinstatement projects.

    Requirements

    • A Diploma or higher in engineering or science would be advantageous.
    • At least 10 years hands-on experiences in factory, hotel or building maintenance specialising in M&E equipment, genset, air-conditioning system, building automation system and/or machinery maintenance.
    • Possessing a BO 11kV/33kV or higher Chargeman certificate issued by Suruhanjaya Tenaga is an advantage.
    • Professional experiences in Corrective, Predictive and Preventive Maintenance
    • Able to handle and troubleshoot M&E defects and carry out repairing works as appropriate.
    • Able to attend emergency breakdowns or situation at all times.
    • Supervise all works by technicians/contractors are performed in accordance to building safety & regulations.
    • Computer literate and proficient in preparing reports and budgets.
    • Possess good leadership, project management and able to implement customer oriented services to customer.
    • Effective communication and interpersonal skills.
