ROLES, RESPONSIBILITIES & AUTHORITIES:
Based in Bintulu, Sarawak. The Manager - Leasing will responsible for Naim’s retail leasing operations, driving revenue growth and profitability through strategic lease management, tenant relations, and market analysis. This role requires a dynamic leader who can balance operational efficiency with financial acumen to ensure the success of our retail portfolio.

The following duties are not exclusive and certain items require effective delegation in whole or in part to be adequately fulfilled.

  • Responsible for the leasing and marketing of retail malls and other investment properties.
  • Develop and implement strategies for leasing and tenant retention, ensuring alignment with the company’s financial and operational goals.
  • Lead negotiations for lease agreements, renewals, and terminations, ensuring terms are favorable and in compliance with legal requirements.
  • Conduct market research and analysis to identify trends, opportunities, and competitive threats in the retail leasing market.
  • Provide marketing support for malls in the Bintulu and Miri Region, with potential involvement in future mall developments.
  • Evaluate detailed annual property business plans, operating and capital budgets, as well as leasing strategies for each asset. Also to supervise the preparation and implementation of lease agreements.
  • Work closely with property management and marketing teams to boost property value and attract prospective tenants.
  • Oversee tenant relations, resolving issues and disputes, and ensuring compliance with lease agreements.
  • Prepare and manage the budget for retail leasing operations, including forecasting revenue and controlling expenses.
  • Provide leadership and direction to the leasing team, setting performance targets, and ensuring professional development.
  • Report to senior management on leasing performance, market trends, and strategic opportunities.
  • Perform any other duties as directed from time to time as required by immediate superior or management.
