You shall oversee the Retail Leasing Division of Sheng Tai, including its Lease Admin and Marketing & Leasing Department; and ensure complying with the relevant leasing laws and regulations.

A. Marketing & Leasing

  • Developing, formulating and plan effective, pro-active and pre-emptive leasing strategies.
  • Managing and leading the leasing activities of Sheng Tai to maximize rental yields and occupancy of the building by securing new tenants and retaining existing tenants; including vetting prospective tenants, rental negotiation and the development of leasing packages towards achieving the retail mix and rental strategy approved by the Management.
  • Manage and lead the entire leasing processes from conducting site viewings until handover of space to new tenants, evaluating potential tenants, conducting credit checks and interviewing applicants, etc.
  • Actively analyze and research market trends and developments of similar industry.
  • Ensuring all property listings are advertised correctly and efficiently.
  • Proper reporting and filing of leasing activity reports of each negotiation held with potential tenants.
  • Lead and manage the rental collection process when necessary.

B. Lease Admin

  • Oversee and manage agreement drafting, Request For Proposal (RFP), tenancy renewal, etc.
  • Review agreements to ensure the company’s interest is protected.
  • Ensure compliance of terms and conditions of the leasing/tenancy agreement.
  • Well maintain and update of leasing/tenancy agreements, accurate records of transactions and its relevant database.
  • Identifies administrative needs and develop appropriate solutions and recommendations methods in order to improve the effectiveness and efficiency of workflow and reporting procedures.
  • Work closely inter-departments on matters pertaining to rental and deposit collection, utilities payment, fit-out, operations and compliance with authorities (licensing, permit etc.).
  • Prepare and generate leasing reports and annual budgets.
  • Conduct satisfaction survey on building services, facilities, etc.
  • Attend to tenant’s complaints and leasing enquiries.
  • To liaise with the Management, tenants, and solicitors on issues with regards to tenancy agreements and/or its related documents.

Requirements :

  • Should possess at least a bachelor or master degree, with minimum of 8 years of leasing management experience.
  • Strong understanding of commercial real estate and leasing principles.
  • Candidates without the necessary education qualifications, but with extensive relevant experience can be considered.
  • Strong negotiations, communication, and interpersonal skills and passion with leasing industry.
  • Sound working knowledge of computer software applications and proficiency in lease management software.
  • Strong leadership and team management skills.
  • Proficient in Mandarin/Cantonese speaking is an advantage.
