Pre Opening

1. To compile all building lay out plans, M&E plans, building drawings, and perspective.

2. To compile and study all M&E equipment documents.

3. To prepare Handover Check list all services.

4. To assist Building Manager in preparing tender documents and to co-ordinate tender processes.

5. To assist Marketing and Leasing department on site inspections and as built specifications.

6. To familiarise with all M&E equipment installed at the Property, attend all testing and commissioning of equipment and attend any equipment training.

Post Opening

1. To carry out overall Preventive and Corrective Maintenance on all services.

2. To assist Building Manager in preparing and updating a daily/ weekly/ monthly check list.

3. To ensure all M&E manuals and warranties are recorded and kept at a safe place.

4. To work closely with Tenancy co-ordinator in monitoring on renovation work carry out by tenants and ensure the tenant adheres to Fit-out manual.

5. To assist Building Manager in training technician on all equipments and general maintenance.

6. To assist Building Manager in tender process and invitation of quotations.

7. Liaise with other department staff i.e. Marketing & Leasing, A&P, Tenant Management, Security and Car Park Operator to encourage good team work and inter departmental relations and to provide a prompt and efficient service.

8. To assist the Buiding Manager in the management, control and supervision of on site contractors and authorised workmen.

9. To assist the Building Manager in providing on site contractors with permits to work, and to ensure the necessary approvals and insurances are in place prior to allowing any work within the mall.

10. To ensure all mechanical and electrical (‘M&E’) equipment is in good working order.

11. To supervise and monitor works by all appointed service contractors and/or staff on M&E matters and advice the Chargeman and the Building Manager on the M&E requirements.

12. To inspect, review and record the power supply by TNB to the necessary stations (i.e. HT Room, LV Room, etc) and ensure there are no power factor penalty.

13. To ensure the Fire Fighting System in the building is in good condition and working order.

14. To ensure the lifts in the building is in good condition and working order. This will includes the following:

i) To ensure that the operation of the lifts is to be in accordance to safety guidelines, and

ii) To check the monthly service and maintenance works are being carried out.

15. Maintain a logbook to record daily work activities.

16. Respond to any emergency/urgent matters that may arise in the building.

17. To uphold a good personal image and conduct.

18. To perform any other duties assigned to you by the Building Manager, the client’s representative, and or Savills (KL) Sdn Bhd from time to time.
