• Lead and responsible for all Electrical Power Systems and Generator Set within the building/properties they are assigned which includes routine checking, inspection, recording and monitoring. • To monitor, inspect and ensure the upkeep of all below Electrical Facilities in satisfactory working condition and advice Site Leader (SL) of any related technical matters: 1. HT switchgears and breakers 2. Main Switch Board (MSB), Sub-Switch Board (SSB) and Distribution Boards (DB) 3. Transformers 4. Switch Rooms and Electrical Riser 5. Generator Sets (includes ON & OFF –Load tests) 6. Assist in identify and check source of any power supply disruption • Thorough and complete physical examinations of all Electrical Systems to ascertain their operational conditions, record and monitor the performance of the equipment and ensure they are operated within recommended limits. Report to the SL on any defects or malfunction of any Electrical system. • To carry out inspection and maintenance activities with minimum disruption to the operations of the building/premises and to coordinate with team and tenants, if needed. • Assist with troubleshooting and repairs of other Mechanical & Electrical (M&E) equipment in the buildings/properties to include: electrical system, air conditioning system, fire protection system, plumbing system, etc. • Monitor performance of sub-contractors work and ensure jobs are performed according to contract requirement. • Assist with installation and modification of M&E systems in the building/premises/properties. • Troubleshoot, evaluate, and make recommendations to upgrade maintenance operations and/or implement savings opportunities. • Perform regular testing on gen-set as per schedule and ensure it is working in order during TNB failure. • Perform testing of gen-set according to competency of Chargeman certification and ensure relevance act on electricity and safety are rigidly observed. • Possess competent knowledge of the use and care of tools and equipment used in facilities and ground maintenance. • Respond immediately to emergency situations and customer complaints. • Inspect buildings, grounds and equipment for unsafe or malfunctioning conditions and perform preventive maintenance according to schedule. • Inspect new installation for compliance with building codes and safety regulations. • Maintain and operate with safety requirement. • Prepare monthly performance report and keep client and immediate superior updated on work progress. • Comply with all applicable codes, regulations and Company directives related to building operations and practice safe work habits.
