Job Summary: The Maintenance Manager is responsible for overseeing all commercial air conditioning systems within the hotel, ensuring they operate efficiently, safely, and effectively. This role involves preventive maintenance, troubleshooting, repairs, and managing any related projects or upgrades to enhance guest comfort. Key Responsibilities: - System Maintenance & Repairs: Perform regular inspections, maintenance, and repairs on all air conditioning units (centralized, split, and window systems) across the hotel. - Preventive Maintenance: Develop and implement a preventive maintenance schedule to minimize breakdowns and maximize the lifespan of all air conditioning equipment. - Troubleshooting & Diagnostics: Diagnose technical issues and provide timely repairs or recommendations for replacement to ensure minimal downtime. - Energy Efficiency: Monitor the energy usage of air conditioning systems, recommending improvements to enhance energy efficiency and reduce operational costs. - Compliance: Ensure all air conditioning systems comply with safety and environmental regulations, including refrigerant management and energy standards. - Vendor & Contractor Management: Liaise with external contractors for major repairs or upgrades, ensuring work is completed to high standards and within budget. - Inventory Management: Maintain an inventory of spare parts and consumables, ensuring stock levels are adequate for emergency repairs. - Team Collaboration: Work closely with the Engineering and Housekeeping teams to ensure seamless hotel operations. - Guest Services: Address guest complaints or issues related to air conditioning in guest rooms and common areas promptly and professionally. - Budgeting & Reporting: Assist in budget preparation for air conditioning maintenance and replacements, and report on equipment status, energy consumption, and repair history to management. Requirements: - Proven experience as a Maintenance Manager or similar role, specifically with a focus on air conditioning systems. - Strong knowledge of air conditioning systems (centralized and split) and refrigeration units. - Ability to diagnose and troubleshoot complex HVAC issues. - Familiarity with health and safety standards and regulations. - Excellent project management skills and attention to detail. - Ability to work in a fast-paced environment and manage multiple tasks. - Certification or diploma in air conditioning and refrigeration, HVAC, or related technical field. - Strong communication and team collaboration skills. Preferred Qualifications: - Previous experience working in the hospitality industry. - Experience in VRF air conditioning.
