Senior Planning & Design Executive

Roles & Responsibilities: You will assist the Senior Manager or Head of Department to facilitate in the design and planning process from various stages of the property development and project lifecycle. You are required to participate fully in coordination, monitoring and control the upstream processes of the property development value chain, i.e. the planning and design aspects of the development. You are expected to support close coordination and liaison with other internal departments (ie Sales and Marketing, Project Management) and external consultants to deliver high quality final product to the customer within approved budget and in accordance with company’s approved Standard Operating Procedure (SOP). 1. Support the marketing function in product development and innovation as well as competitive benchmarking. To identify potential design improvements to develop innovative products and differentiate product positioning that enhance profit margin and improve sales. 2. To prepare Request for Fee Proposal (RFP) in the engagement of design and planning consultants (Planners, Architects, Landscape Architects, Interior Designers etc). 3. To research and make recommendations for the appointment of design consultants. Manage and guide consultants in all matters relating to planning, design & development. 4. To formulate project design brief and coordinate with consultants on all design matters. 5. To assist in technical feasibility study, site evaluation, initial conceptual modelling and what-if analysis for all potential land to be acquired. 6. To liaise with the relevant authorities on the prevailing planning and design guidelines imposed and their impact on the feasibility of projects. 7. To support the project management function on technical trouble shooting and alternative design solutions to facilitate the project delivery process. 8. Other responsibilities include: a) Prepare design summary reports for Management reviews and other company related activities b) Prepare and review project Master Implementation Program c) Review consultant’s design, drawings and specifications for effective space planning, good design practices, detailing as well as selection of material finishes, fittings & fixtures etc on safety, practicality, cost efficiency, functionality and value for money aspects d) To attend periodic site visits during construction to ensure the quality of the product
