Job Description:
We are looking for a proactive and detail-oriented Property Management Executive to oversee and manage our properties in Cameron Highlands. The ideal candidate will ensure that the properties are well-maintained, tenants are satisfied, and operations run smoothly. This role requires excellent organizational skills, problem-solving abilities, and a customer-centric approach.
Key Responsibilities:
Property Operations
- Oversee the daily operations of residential, commercial, or industrial properties under the company’s management.
- Conduct regular property inspections to ensure maintenance and cleanliness standards are met.
- Coordinate with service providers for repairs, maintenance, and cleaning tasks.
- Handle emergencies promptly, such as equipment breakdowns or tenant concerns.
Tenant Relations
- Act as the main point of contact for tenants, addressing inquiries, complaints, and requests efficiently.
- Manage tenant onboarding, including lease agreements and handover procedures.
- Ensure tenant compliance with property regulations and guidelines.
Financial Management
- Monitor and manage rental collections, ensuring timely payments.
- Assist in preparing and managing property budgets and financial reports.
- Identify cost-saving opportunities while maintaining property quality.
Compliance and Documentation
- Ensure properties comply with local laws, safety regulations, and licensing requirements.
- Maintain accurate and up-to-date records of contracts, agreements, and financial transactions.
Vendor and Contractor Management
- Liaise with vendors and contractors for scheduled maintenance and ad-hoc repair works.
- Negotiate contracts to ensure cost-effectiveness and quality service delivery.
- Monitor vendor performance and ensure timely completion of tasks.
Strategic Planning and Reporting
- Propose initiatives to improve property value, functionality, and tenant satisfaction.
- Prepare periodic property performance reports for management review.
- Identify potential risks and recommend preventive measures.
Qualifications:
- Diploma or Bachelor’s Degree in Property Management, Real Estate, or a related field.
- Proven experience in property management or a similar role.
- Strong interpersonal and communication skills to interact with tenants and vendors.
- Organizational skills with attention to detail and the ability to multitask.
- Proficiency in Microsoft Office Suite and property management software (preferred).
- Knowledge of local property regulations and legal requirements.
- Ability to handle emergency situations calmly and efficiently.
- Fluent in English and Bahasa Malaysia (additional languages are a plus).
Additional Requirements:
- Willingness to work flexible hours, including weekends and public holidays, as required.
- Possession of a valid driver’s license and own transport.
