  • Assisting the Manager and team in achieving all the KPIs set for respective department.
  • Assist in the inspection, monitoring, preparing, updating and maintaining property, liaison with property owner and relevant local agencies.
  • Developing and implementing proper, efficient and effective preventive maintenance programs in regards to the civil and architecture works, M&E and building maintenance.
  • Assist the Manager supervise and monitor the performance of the appointed vendors and ensure SOPs are adhered to, the periodic maintenance works are carried out effectively according to the service contract and as scheduled. Investigate and take corrective actions to overcome technical problems.
  • Assist the Manager on strata and guarded & gated property.
  • Conduct regular visits to the property and Industrial Assets are required to ensure that the buildings are satisfactorily managed and maintained.
  • To ensure proper, effective and timely responsive maintenance for ad hoc complains for the overall development in regards to the civil, architecture, M&E and tenant fit-outs.
  • To assist in preparing the departmental budget and manage/control of operations expenditure for development
  • To develop and maintain a strong working relationship with all important authorities and regulatory bodies.
  • To prepare Approval Request memo received from outsource vendors for approval.
  • To check every utilities bill, invoices for property expenses and property taxes before submitting to the account department for payment.
  • Carry out full administrative, financial and maintenance functions
  • Lead and manage client-relationship

Job Requirements:

  • Candidate must possess at least a Degree/Diploma in Construction Management/Estate Management/Engineering or equivalent.
  • Minimum 5 years of working experience in property management and building maintenance.
  • Strong knowledge in Civil and M&E.
  • Strong knowledge in STRATA management and guarded & gated community.
  • Knowledge in ISO and safety requirement will be an added advantage.
  • Good experience in preparing the scope of works, bill of quantity and costing.
  • Good communication skill to liaise with local authority (Majlis Authority, TNB & etc)
