Job Responsibilities
- Oversee credit administration processes, ensuring that documentation and records comply with policies and procedures related to credit control, sub-sale transactions, financing, loan documentation, and vacant possession.
- Handle inquiries and coordinate with purchasers, end-financiers, solicitors, and internal departments.
- Monitor reminders, termination, and sales forfeiture actions to ensure compliance with the terms outlined in the Sale and Purchase Agreement.
- Ensure the timely issuance of progress billings to purchasers or end-financiers following receipt of the Architect Certificate from the Project Department.
- Facilitate prompt disbursements from purchasers or end-financiers to meet departmental targets.
- Accurately and promptly update purchaser, end-financier, and solicitor information in the IFCA system.
- Establish and maintain strong relationships with purchasers, financial institutions, solicitors, and other relevant stakeholders to ensure timely collections, loan approvals, and proper documentation.
- Maintain up-to-date aging and reconciliation reports for receivables.
- Oversee the submission of Blanket Consent to Transfer and Consent to Transfer forms.
- Ensure timely receipt of signed Loan Agreements or Assignments and other relevant loan documents from financiers' solicitors for Director's execution.
- Ensure that miscellaneous billings, such as Maintenance Fees, Security Fees, Quit Rent, Assessment, and utility deposits, are issued to purchasers upon vacant possession.
- Maintain an organized filing system for purchaser records and documentation while also handling administrative tasks.
- Prepare and submit monthly and ad-hoc reports as required.
- Handle sub-sale, auction, refinancing of properties, and transfer of TNB and Syabas ownership when necessary.
- Identify and collaborate with supervisors to resolve outstanding issues and improve processes.
- Undertake additional tasks as assigned by superiors or department heads beyond core responsibilities.

Pay: RM2,800.00 - RM3,200.00 per month
