Job Description: Planning, managing, coordinating, and monitoring affairs at the regional level, which includes the scope of facility management, leasing, revenue collection/arrear management, office administration, financial management, land management, monitoring, and enforcement of land to ensure that railway assets are governed efficiently and systematically. Key Responsibilities: 1. Facility Management: • Planning and Management: -Prepare annual budget planning and maintenance activities for assets. -Coordinate maintenance activities directed by the Facility Management Unit (UPF). -Monitor and guide compliance work by contractors. -Provide maintenance reports and improvement recommendations. • Asset Evaluation: -Ensure periodic evaluation of the condition and performance of assets. -Provide plans for asset evaluation and report on inspection results. • Asset Disposal: -Monitor the disposal activities of obsolete railway assets. -Prepare regular status reports on asset disposal. • Complaint Management: -Address and resolve public complaints in collaboration with the RAC Headquarters. -Provide investigation reports on complaints and complaint statistics. 2. Commercial Management: -Coordinate and implement leasing activities for land, warehouses, and other facilities. -Manage the collection of rental payments and ensure deposits are made into the RAC bank account. 3. Office Administration: -Monitor administrative affairs such as correspondence, asset management, and office maintenance. -Prepare budgets and coordinate leasing contracts and office services. 4. Financial Management: -Manage financial records and ensure documents are kept in an orderly manner. -Supervise revenue receipt and auditing. 5. Information Technology Management: -Coordinate the use of systems such as G-Asset, GRP, and other related systems. 6. Land Management: -Regulate land and railway infrastructure from illegal occupation activities. -Carry out law enforcement and investigations on public issues. 7. Complaint Management: -Coordinate the management of complaints received from various channels and cooperate with the Headquarters for further action. Qualifications: • Minimum 8-10 years of experience in engineering, asset and facility management, or related fields. • Bachelor's or Master's degree in engineering, science, administration, business, or property management. • Good communication skills, leadership, and analytical ability. • Basic skills in Microsoft Office (Word, Excel, PowerPoint).
