Job Overview:

We are currently searching for a qualified and reliable maintenance manager to lead our maintenance department. As the maintenance manager, you will be responsible for managing all installation, repair, and upkeep operations of our company’s facilities. Your duties will include maintaining machinery, building, offices, planning repair activities, and developing maintenance procedures, AND will overall be accountable to set up, manage and monitor the full functions of Property Management, such as to manage the daily operations of properties, advertise vacant properties, and handle tenant relations. The property manager's responsibilities include managing financial matters, coordinating maintenance work, enforcing leases, and preparing performance reports.

Moreover, maintenance and property managers need to be able to attend to multiple concerns involving both workers and their working environment, requiring good organizational and multitasking ability and ensure efficient daily operations and meet financial objectives.

Job Description

  • Supervising and leading all maintenance processes and operations.
  • Tracking expenses and overseeing the budget for both areas.
  • Maintaining all machinery to ensure it’s at working standards.
  • Creating and implementing maintenance procedures.
  • Conducting regular inspections of the facilities to detect and resolve problems.
  • Planning and managing all repair and installation activities.
  • Ensuring all department workers adhere to the safety policies and procedures.
  • Assigning repair schedules and evaluating repair cost estimates.
  • Documenting and preparing daily progress reports and maintenance logs.
  • Overseeing equipment stock and placing orders for new supplies when necessary.
  • Attracting new tenants through advertising, property viewings, and encouraging referrals.
  • Interviewing tenants and running credit checks.
  • Setting rental rates, negotiating and enforcing lease agreements.
  • Addressing tenant complaints and inspecting vacated units.
  • Contracting and supervising repairs and maintenance work.
  • Collecting rent, dealing with late payments, and handling operating expenses.
  • Maintaining records of income, expenses, signed leases, complaints, maintenance, etc.
  • Preparing reports on the financial performance of properties.
  • Terminating leases and initiating eviction proceedings.
  • Ensuring that facilities meet government regulations, health and security standards and energy efficiency requirements.
  • Overseeing building projects and renovations.
  • Helping businesses relocate.

Requirements:

  • Degree in civil engineering or related field.
  • More than 5 years’ experience in facilities and property management.
  • Proficiency with repair tools and techniques
  • Multitasking ability.
  • Excellent communication and interpersonal skills, including the ability to speak with all levels of employees, guests, vendors and team members.
  • Excellent time management, organization and prioritization abilities
  • Keen attention to detail and efficient problem-solving skills
  • Good understanding of the technical features of plumbing, carpentry, electrical and other building systems.
  • Strong knowledge facilities machines and equipment.
  • Excellent organizational and leadership abilities.
  • Exceptional communication, interpersonal and negotiation skills
  • Experience as a property manager or in a similar role.
  • Working knowledge of property regulations.
  • Proficiency in Microsoft Office and property management software.
  • Understanding of marketing and accounting principles.
  • Strong organizational and time management skills.
  • Good customer service skills.

Pay: RM3,500.00 - RM6,000.00 per month
