JOB OVERVIEW
The Technical & Maintenance Assets Building Management role is responsible for ensuring the efficient operation, maintenance, and management of building systems, equipment, and assets. The role focuses on preventive maintenance, repairs, and asset tracking to ensure that the facilities are safe, functional, and in compliance with building regulations.

JOB RESPONSIBILITIES
1. Building Systems Maintenance

  • Oversee the maintenance of all building systems, including HVAC, plumbing, electrical, elevators, and fire safety systems.
  • Schedule and conduct regular preventive maintenance to ensure optimal performance and prevent breakdowns.
  • Perform troubleshooting and repairs on all building equipment and systems as needed.

2. Asset Management

  • Track and manage all building-related assets, including equipment, tools, and machinery.
  • Maintain accurate records of asset life cycles, including acquisition, maintenance, and disposal.
  • Ensure proper inventory of spare parts and materials for ongoing maintenance activities.

3. Health, Safety, and Compliance

  • Ensure that all building maintenance activities comply with local safety and building regulations.
  • Conduct regular inspections of building systems and assets to ensure compliance with fire safety, electrical, and structural standards.

4*. Emergency Response and Repairs*

  • Respond promptly to emergency situations, such as power outages, equipment breakdowns, and building system failures.
  • Coordinate with emergency response teams and service providers to resolve critical issues quickly and efficiently.
  • Develop and maintain a contingency plan for disaster recovery and system failures.

5. Budgeting and Cost Management

  • Prepare and manage budgets for building maintenance, repairs, and asset purchases.
  • Analyze costs of repairs, replacements, and maintenance to ensure cost-effective operations.

6. Documentation and Reporting

  • Maintain detailed records of maintenance activities, repairs, and asset history.
  • Generate reports on the condition of building systems, maintenance schedules, and asset depreciation.

7. Any other duties as required by the line manager or Head by Department that are commensurate with the grade

Job Type: Full-time

Pay: RM2,800.00 - RM3,500.00 per month
