Job Scope :
1. Cost Estimation and Budgeting
- Pre-Construction: Prepare accurate cost estimates and budgets based on project specifications, design plans, and client requirements. This includes estimating the quantities of materials, labor, and time needed for construction.
- Cost Planning: Help establish a cost plan that outlines the expected expenditure at various stages of the project.
2. Tendering and Contract Administration
- Tender Documentation: Assist in preparing tender documents, including bills of quantities (BOQs), cost breakdowns, and other technical details. Also to review contractor submissions and recommend appropriate bids.
- Contract Negotiation: Aid in negotiating and finalizing contracts with contractors and suppliers, ensuring terms are favorable and risk is minimized.
3. Cost Control During Construction
- Monitoring and Reporting: Track the progress of the project and monitor any deviations from the budget. This includes preparing regular cost reports for stakeholders, identifying areas where cost overruns might occur.
- Variation Management: Assess any variations or changes to the original contract and provide cost estimates for those changes, ensuring the project's financial integrity is maintained.
4. Measurement and Valuation
- Site Measurement: Take accurate measurements of completed work on-site, ensuring these align with the drawings and specifications.
- Valuations: Prepare interim and final valuations for the work completed by contractors, ensuring that payments are processed in accordance with the contract.
5. Risk Management
- Risk Assessment: Identify potential risks (financial, legal, or technical) early in the project and propose strategies for mitigation.
- Dispute Resolution: In the event of disagreements, the Site QS works with the project team and contractors to resolve disputes related to cost, scope, or contract terms.
6. Final Account and Project Close-Out
- Final Account Preparation: Ensure all costs are accounted for at the end of the project, including any claims, variations, and retained amounts. Prepare the final account statement.
- Project Close-Out: Assist in the completion of the final project documentation, ensuring that all contractual and financial obligations have been met.
7. Collaboration and Communication
- Team Coordination: Work closely with the project manager, engineers, architects, and contractors to ensure all parties are informed about the project's financial status and any cost-related issues.
- Client Liaison: Act as the liaison between the client and contractor to ensure transparency and clear communication regarding financial matters.
8. Compliance and Quality Control
- Regulatory Compliance: Ensure that all costs and payments align with local regulations, codes of practice, and industry standards.
- Quality Control: Make sure that the project is built to the required specifications, without unnecessary expenditure on materials or labor.
9. Technology and Tools
- Software Usage: Using software for tracking costs, project budgets, and change orders. (Normally we use excel)
- Data Analysis: Analyze project data to identify cost-saving opportunities or areas where more efficient methods might be applied.
10. Sustainability and Cost Efficiency
- Sustainable Practices: Ensure that cost management is aligned with sustainable practices, taking into account the lifecycle costs of materials and construction methods.
- Value Engineering: Propose alternatives or modifications to improve the value of the project without compromising quality, time, or safety.
11. Requirement
- a minimum of 5 years working experience as Site Quantity Surveyor
- Qualification : Degree in Quantity Surveying
- willing to be station at Bukit Kayu Hitam, Kedah
- Contract duration will be approximately 8 months
