Job Purpose: The Head of Unit, Building Management Planning, is responsible for leading and overseeing the planning, control, and monitoring of key operational areas including Space Planning, Mechanical and Electrical Maintenance, Civil and Structural Maintenance, Pest Control, and Security Management. This role ensures that EPSB’s buildings and facilities are well-maintained, safe, and compliant with regulations, while optimizing space utilization and operational efficiency. Key Responsibilities: 1 Space Planning: • Develop and implement space management strategies to optimize the utilization of building spaces. • Coordinate with relevant departments to ensure efficient space allocation that meets the company’s operational needs. • Monitor space usage and recommend modifications to enhance space efficiency and meet future demands. 2 Mechanical and Electrical (M&E) Maintenance: • Plan, monitor, and manage the maintenance and servicing of mechanical and electrical systems, including HVAC, elevators, and power systems. • Ensure compliance with regulatory standards for all M&E systems to guarantee operational safety and reliability. • Oversee the coordination of M&E service contracts, repairs, and preventive maintenance schedules. 3 Civil, Structural Maintenance, and Pest Control: • Lead and manage the upkeep of the civil and structural elements of the buildings, ensuring timely inspections, repairs, and preventive maintenance. • Implement and monitor pest control strategies to ensure a clean, safe, and pest-free environment across all facilities. • Coordinate with contractors and maintenance teams for structural and pest control services as needed. 4 Security Management: • Develop and implement comprehensive security plans to protect the facilities, assets, and occupants. • Ensure that security protocols and systems (CCTV, access control, etc.) are regularly maintained and upgraded. • Monitor security operations and address any safety or security concerns promptly and effectively. Key Performance Indicators (KPIs): • Efficient space utilization across all facilities. • Timely and cost-effective M&E, civil, and structural maintenance. • Compliance with safety, security, and regulatory standards. • Effective pest control measures. • Minimal downtime of building systems and services. • Continuous improvement in operational and security procedures. Qualifications and Experience: • Bachelor’s degree in engineering, Facilities Management, Building Services, or a related field. • Minimum of 2-3 years of experience in building management. • Strong knowledge of space planning, M&E systems, civil and structural maintenance, and security operations. • Proven leadership skills with experience in managing large teams and coordinating with multiple departments. • Excellent communication, problem-solving, and organizational skills.
