Position Overview:

The Finance Manager will oversee financial planning, analysis, treasury functions, and compliance for our property development projects. This role involves conducting feasibility studies, managing loan agreements, ensuring compliance with financial regulations, and reviewing property-related agreements. The ideal candidate will have extensive finance experience, strong analytical skills, and the ability to collaborate with various stakeholders.

Key Responsibilities:

  • Financial Planning & Analysis:
    • Conduct comprehensive feasibility studies for new projects, assessing financial viability and risk.
    • Prepare and manage annual budgets and forecasts, including cash flow projections.
    • Perform variance analysis and provide insights to senior management.
  • Treasury Management:
    • Oversee cash flow management to ensure liquidity for project funding and operational needs.
    • Manage banking relationships and coordinate financing arrangements with lenders.
    • Ensure compliance with all conditions precedent of loan agreements, including documentation and financial covenants.
    • Optimize cash management processes to enhance returns on investments.
  • Reporting & Compliance:
    • Ensure timely and accurate financial reporting to stakeholders, including investors and lenders.
    • Prepare financial reports and analysis for senior management.
    • Ensure compliance with financial regulations, accounting standards, and tax obligations.
  • Review of Agreements:
    • Review and analyze property sales and purchase agreements to ensure favourable terms and compliance.
    • Evaluate leasing and tenancy agreements, providing insights on financial implications and risks.
    • Collaborate with legal advisors to ensure all agreements meet regulatory requirements and protect company interests.
    • Oversee the preparation and review of Sale and Purchase Agreements (SPAs) and other relevant contracts.
  • Key Liaison Responsibilities:
    • Serve as the primary liaison with external auditors to facilitate audits and ensure compliance.
    • Coordinate with tax agents to manage tax planning and compliance.
    • Maintain relationships with statutory bodies and authorities to ensure compliance with industry regulations.
  • Strategic Support:
    • Collaborate with project managers and development teams to assess the financial implications of project decisions.
    • Identify opportunities for cost reduction and efficiency improvements across projects.

  • Team Leadership:
    • Lead and mentor finance team members, fostering a collaborative and results-oriented environment.
    • Drive continuous improvement initiatives within the finance department.

Qualifications:

  • Bachelor’s degree in Finance, Accounting, or a related field; MBA or CPA preferred.
  • 5+ years of experience in finance management, preferably within the real estate or property development sector.
  • Proven experience in managing loan agreements and ensuring compliance with conditions precedent.
  • Strong analytical skills and proficiency in financial modelling and analysis.
  • Excellent knowledge of financial regulations and compliance requirements.
  • Proficiency in MHW accounting software is an added advantage.
  • Strong communication and interpersonal skills, with the ability to build relationships with external stakeholders.
